Inspection to sign-off, without the scramble.
Built for real estate agents. Turn inspection findings into signature-ready rounds, with every item tracked so nothing slips through.
A coordination layer for agents — not a replacement for your legal forms.
Repair negotiations stretch for weeks.
Repair requests surface at different times, every counter spins up another spreadsheet tab, and one dropped line becomes an expensive misunderstanding.
Requests bounce back and forth across weeks — and the list changes every time.
Two agents, two clients, and a coordinator all need the same truth — not five inboxes.
That's all it takes for a credit to vanish or a repair to slip through the cracks.
How it works · Step 1 of 5
Spin up the deal
Deal created · inviting parties
0 / 5 on boardEach party gets a permissioned view. Buyers and sellers never message each other — their agents control what crosses the aisle.
Less coordination. More closing.
No more chasing credits across email, text threads, and three versions of a spreadsheet. Every ask, counter, and sign-off lives in one place — and buyers and sellers never message each other.
One thread, both sides
Agents control exactly what crosses the aisle. Buyers and sellers never talk directly — no crossed wires, no leaked strategy.
Clients can pitch in
Buyers and sellers can add or edit items themselves. It lands as a draft — a suggestion, never an unreviewed change — so clients who want to be active can be.
Agents keep the final word
Nothing sends until the agent approves. Log in, see at a glance what your client drafted, tidy it up, and send when it's ready.

With Repair Rounds
1 workspace · 0 dropped items
Not legal software — e-signatures stay in your e-signature tool. This is the coordination layer that hands off cleanly.
Every ask, counter, and decision is on the record — nothing gets lost between messages.
The app tracks state; it never forces a particular outcome. You drive the negotiation.
Everything the negotiation touches, in one place.
Reports become line items
Drop in inspection PDFs and the workspace drafts structured repair items — traced back to the page they came from.
Triage into repairs & credits
Sort every finding into repairs, credits, or bundles on a board built for the way agents actually negotiate.
Rounds mirror your e-signature flow
Each formal RFR is a round. Send it, link the packet, and the round locks — no more cloned spreadsheet tabs.
Every round, snapshotted
RR1, the seller's reply, RR2… each exchange freezes into read-only history you can reopen any time.
Permissioned by party
Buyer's agent, seller's agent, clients, and TC each see their own view. Buyers and sellers never talk directly.
Clean PDF for the packet
Export any round as a formatted PDF to attach to the request for repairs — a coordination layer, not a legal doc.
The things agents ask first.
How does this fit with my e-signature tool?
It doesn't replace it. Each round maps to your formal Request for Repairs — export a clean PDF from any round to attach to the packet you send for signature in DocuSign, Dotloop, zipForm, SkySlope, or whatever your brokerage uses. Repair Rounds coordinates the negotiation; your e-signature tool executes it.
Is this legal software?
No. No legal language or e-signatures are stored here. It's a coordination layer that records decisions and state — your forms and signatures stay in your e-signature tool, exactly where they belong.
Who can see what?
Every party gets a permissioned view. Each agent controls their own side, clients see only their view and can suggest edits, and a coordinator gets read-only access. Buyers and sellers never communicate directly.
Can my client make changes?
Yes — if they want to. Buyers and sellers can add or edit items, but everything lands as a draft for their agent to review and approve before anything sends. Clients get ownership; agents keep control.
What about the endless email back-and-forth?
It goes away. Every ask, counter, and response is logged in one thread, so nothing gets lost between messages and no one is digging through their inbox to reconstruct the deal.
